Step 1

Select and Normalize the Earnings Basis

Step 3

Determine the Long-Term Sustainable Growth Rate (g)

Step 4

Compute the Capitalization Rate

Subtract the sustainable growth rate from the discount rate: Cap Rate = WACC – g. Step 5
